Holy crap--we're coming up on September already? The thought of September, while one of my favorite months, conjures up a panicked "oh-my-God-I-better-hurry-up-and-get-outside-and-enjoy-it-before-it-is-too-late" feeling for me.
My first crop of Portland hops are madly climbing up my deck railing and getting fatter by the minute, reminding me that harvest time will soon be here. Yes, our 2009 Portland summertime is soon to be only a distant memory of scorchingly (100+?!) hot days and nights, cold beers at the local brewpubs, glorious bike rides in the sun, hikes in our amazing parks, fresh produce at our farmer's markets, backyard gardening and urban farming, and Portland street fairs... but wait, it isn't too late to get out and catch some of it before it is all gone for the season. We still have a good month or two to pack it in before the rains return and the city takes on a more subdued mood under more softly lit, cool drizzly skies.
I work too much and this summer has passed me by in a blur. If, like me, you feel a sudden panic and want to rush out and do it all before it is too late, then by all means check out the Portland events calendar, because I just went out and found a bunch of remaining Portland Street Fairs and Festivals that you haven't already missed. In fact, there is a ton of stuff going on in Portland in the upcoming weeks, so join me out there and have some fun in the sun before the season change is upon us.

Portland Neighborhood Report - Mt. Tabor Neighborhood

The Mt. Tabor Neighborhood has beautiful old homes and lovely quiet streets. Named for the extinct volcano of Mt. Tabor park located here, this neighborhood is bordered by Sunnyside, North Tabor, Montavilla, South Tabor and Richmond. See more about Mt. Tabor here:

In my monthly Portland real estate report, I always talk about how each individual neighborhood is a micro-market. If you are looking to buy or sell in a particular neighborhood, the most crucial information that you need to know is what is going on in that neighborhood. In this situation, the overall Portland market report is less important and the national real estate report is just about useless. This posting is a real estate report for the Mt. Tabor neighborhood of all homes in all price ranges. The first thing you will notice about individual neighborhoods as compared to the overall Portland reports are that the numbers can be wildly different month to month. Basically, the bigger the pool of data you are working with, the smoother the stats become. As we focus on smaller areas, many different things can happen month to month.
On to the report:
Here is the overall chart of inventory, sold, and pending for the Mt. Tabor neighborhood from 05/08 to 07/09:

Like most of Portland, Inventory is down while sales, both pending and closed, are up up up.
In July 2009, 24 homes sold, 26 are pending for sale, and there are 69 homes on the market in the Mt. Tabor Neighborhood.

One year change from July 2008 to July 2009:
Inventory (how many homes on the market): Down 1.4%
Homes sold: UP 71.4%
Homes pending sale: No change
